Cette variation s\u2019explique essentiellement par une revalorisation de moindre ampleur de notre patrimoine (+14M\u20ac contre +19,5 M\u20ac).<\/p>\n<p style=\"text-align: justify;\">Le r\u00e9sultat net EPRA de Cegereal s\u2019\u00e9l\u00e8ve \u00e0 14,9 millions d\u2019euros au 30 juin 2017 en progression de 7,8% qui r\u00e9sulte principalement de l\u2019am\u00e9lioration des revenus locatifs et des \u00e9conomies de charges financi\u00e8res r\u00e9alis\u00e9es gr\u00e2ce au refinancement, malgr\u00e9 la hausse des frais non r\u00e9currents li\u00e9s \u00e0 l\u2019activit\u00e9 transactionnelle.<\/p>\n<ul>\n<li>VIE LOCATIVE DYNAMIQUE<\/li>\n<\/ul>\n<p style=\"text-align: justify;\">Au cours du premier semestre 2017, Cegereal a enregistr\u00e9 une activit\u00e9 locative dynamique avec la signature de 11.300m\u00b2 de nouveaux baux.<\/p>\n<p style=\"text-align: justify;\">Huawei a renforc\u00e9 son implantation au c\u0153ur de la \u00ab TMT Valley \u00bb, en louant 6.500m\u00b2 suppl\u00e9mentaires sur Arcs de Seine, pour une dur\u00e9e minimum de 6 ans, ce qui porte sa pr\u00e9sence \u00e0 11.700m\u00b2. RT, r\u00e9seau de chaines internationales d\u2019information, a \u00e9galement rejoint le campus, en signant un bail ferme de 9 ans portant sur 1.800m\u00b2.<\/p>\n<p style=\"text-align: justify;\">GE Capital lib\u00e9rera fin ao\u00fbt les surfaces qu\u2019elle occupe \u00e0 Europlaza et My Money Bank prendra dans le m\u00eame temps possession de nouveaux plateaux pour une surface totale de 3.000m2. Les espaces lib\u00e9r\u00e9s formeront un ensemble unique de plus de 8.000m2 en partie haute de tour en 2018 \u00e0 la D\u00e9fense, le plus grand quartier d\u2019affaires europ\u00e9en.<\/p>\n<p style=\"text-align: justify;\">Le taux d\u2019occupation financier de Cegereal s\u2019\u00e9l\u00e8ve \u00e0 92,6% en incluant le deuxi\u00e8me bail avec Huawei qui commence au 3 juillet, contre 87% au 31 d\u00e9cembre 2016.<\/p>\n<ul>\n<li>RETOUR SUR INVESTISSEMENT SUR 12 MOIS (TSR) : +8,7%<\/li>\n<\/ul>\n<p style=\"text-align: justify;\">Avec l\u2019arriv\u00e9e d\u2019un quatri\u00e8me actif en fin d\u2019ann\u00e9e 2016, la valeur d\u2019expertise du patrimoine immobilier de Cegereal au 30 juin 2017 s\u2019\u00e9l\u00e8ve \u00e0 1 144 millions d\u2019euros hors droits (1 230 millions d\u2019euros droits inclus), contre 1 124 millions d\u2019euros hors droits au 31 d\u00e9cembre 2016 (1 209 millions d\u2019euros droits inclus).<\/p>\n<p style=\"text-align: justify;\">L\u2019ANR triple net EPRA hors droits s\u2019inscrit \u00e0 41,4 \u20ac par action, suite \u00e0 la variation de la juste valeur des immeubles (+1,1\u20ac\/ action), la distribution du dividende (-2,1\u20ac\/ action), la progression du r\u00e9sultat consolid\u00e9 (+1,2\u20ac\/ action) et la variation d\u2019autres postes (+0,4\u20ac\/ action).<\/p>\n<p style=\"text-align: justify;\">Le retour sur investissement sur 12 mois glissants s\u2019\u00e9tablit \u00e0 8,7% avec une augmentation de l\u2019ANR de 3,5% et un ratio de distribution sur ANR de 5,2%.<\/p>\n<ul>\n<li>PERSPECTIVES<\/li>\n<\/ul>\n<p style=\"text-align: justify;\">En discussions avanc\u00e9es pour la majeure partie des surfaces disponibles de son patrimoine, la soci\u00e9t\u00e9 concentrera ses efforts sur l\u2019innovation de son offre locative et sur les opportunit\u00e9s d\u2019acquisitions.<\/p>\n<p style=\"text-align: justify;\">Apr\u00e8s avoir \u00e9t\u00e9 pionni\u00e8re \u00e0 La D\u00e9fense en obtenant une double reconnaissance pour la 1\u00e8re r\u00e9novation lourde et la 1\u00e8re Tour Jardin, Cegereal r\u00e9fl\u00e9chit \u00e0 une nouvelle phase transformante pour Europlaza en offrant au march\u00e9 les \u00ab 1er plateaux hauts de gamme dans un immeuble r\u00e9nov\u00e9 \u00bb \u00e0 La D\u00e9fense.
